What your pack should contain

Every Home Information Pack must contain:

• A Home Information Pack Index - this lists the documents contained in the Pack.
• Energy Performance Certificates - tells you the level of energy efficiency of a home. Better-rated homes also usually have a lower carbon footprint and lower fuel bills. Energy Performance Certificates will also show you how to improve the energy efficiency in the house.
• The Sale Statement - notes whether the property is freehold, leasehold or commonhold; the address of the property being sold; whether the property is being sold with vacant possession; and whether the property is registered or not.
• Standard Searches on the property, including the local land charges register, planning decisions including for road works, and the provision of water and sewerage.
• Evidence of Title: Property register; proprietorship register and a charges register, as well as an official copy of the title plan.
• Additional information on commonhold and leasehold sales, where applicable.
