Attic conversions -
updating your insurance

Converting your attic or loft is a great way to maximise your living space – but your home insurance will need to take into account these alterations.

Call in the professionals

An attic conversion is a major job. That's why it's best to commission an architect to get plans drawn up. Knowing what you want will help your architect. Are you considering several rooms? Do you want to include a bathroom? What will the rooms be used for?

Does it comply with building regulations?

An attic or loft conversion to be lived in will need to comply with local authority Building Regulations. If the building size is being increased by over 15%, its exterior is changing, you're in a conservation area or is a listed building, then you may need planning permission. A Party Wall Agreement will need to met with any neighbours affected.

Architectural drawings must be submitted and approved by the council before any work can go ahead. The Local Authority Building Control department must receive building and fire regulation plans, while skips and scaffolding will need official approval.

Let there be light

It's worth considering your lighting and other electrical requirements. If the loft will be used as a study you're likely to need more electrical sockets.

Starting the project

After the local council approves the attic conversion, it could take a few months for the work to be completed. Leave the detail to the professionals, but you'll also need to consider:

  • Your existing boiler may need upgrading and moving
  • How well is the loft conversion sound-proofed
  • Heating and ventilation
  • Structural stability
  • Fire safety
  • Sanitary/drainage if there is to be a bathroom in the loft
  • Extension of stairs or the building of new stairs
